Roofers price by the square, and a quote is a stack of per-square figures: the material, the labor to put it on, the labor to tear the old roof off, the fee to dump it, the pitch and the number of storeys, the permit and the overhead. Published cost surveys give ranges for each of those, and they are wide, because a steep three-storey roof in a high-cost city costs twice what the same squares cost on a walkable ranch house in a cheap one.
These calculators keep the pieces separate so a quote can be compared line by line. Every default is a dated survey figure or a public wage statistic, every one of them is editable, and the answers are ranges, not promises. The estimate builder at the end is for roofers themselves: material quantities from the other calculators, labor hours, disposal, overhead and profit, with the difference between markup and margin made explicit.

- How much does it cost to replace a 2,000 square foot roof?
- A 2,000 square foot footprint at 6/12 pitch is about 22 squares of roof. At the 2025 survey range of roughly $450 to $800 per square for architectural asphalt shingles installed, that is $10,000 to $17,600 before tear-off, which adds about $100 to $200 per square per layer. Metal, tile and slate cost two to four times as much.
- What is the cost per square of roofing?
- Divide the quote by the number of squares, after checking what the quote includes. Published surveys for 2025 put installed asphalt shingles at about $450 to $800 per square, standing seam metal at $1,200 to $2,500, concrete tile at $1,000 to $2,000 and natural slate at $1,500 to $4,000. - How much does roof tear-off cost?
- Tear-off is priced per square per layer, typically $100 to $200 in 2025 surveys, plus disposal. One layer of asphalt shingles weighs about 250 pounds per square, so a 25-square roof produces about 3 tons of debris, which fits a 20-yard dumpster that rents for roughly $350 to $600.
- What size dumpster for a roof tear-off?
- Work from weight, not volume. Asphalt shingles weigh 230 to 430 pounds per square per layer depending on the product, so 20 squares of one layer is 2.3 to 4.3 tons, and 20 squares of two layers is twice that. A 10-yard dumpster usually carries 2 to 3 tons, a 20-yard 3 to 4, a 30-yard 4 to 5; haulers charge for every ton over the limit.
- How much does it cost to repair a roof leak?
- Published 2025 figures run from about $150 to $400 for replacing a few shingles or a pipe boot, $200 to $500 for resealing flashing and $300 to $1,000 or more for a valley. The repair cost calculator prices each type by count or area, and adds the access factor for steep or high roofs.
