Understanding your result
The headline is the cost range for the repair, quantity and access you entered. The stats give the survey range and the access factor; the breakdown shows each adjustment and the typical materials.
Flashing repairs are explained piece by piece on the step flashing calculator. If repairs keep coming, the lifespan calculator and the replacement planner put them against a new roof, which the replacement cost calculator prices.
How we calculate this
The minimum charge is the step that matters most for small jobs. A roofer’s cost for a visit is mostly the drive, the ladder, the safety setup and the time to find the problem; replacing three shingles takes minutes once that is done. That is why one shingle and five shingles often cost the same, and why a list of small repairs is worth doing in one visit. The 70 percent rule for extra repairs of the same kind reflects that setup is shared and materials are bought once, and the access factor applies to the whole visit because a steep or high roof slows every task on it.
The assumptions behind the numbers
| Assumption | Default | Where it comes from |
|---|---|---|
| Repair ranges | shingles $150–$400; pipe boot $150–$300; flashing $200–$500; chimney $400–$1,200; valley $300–$1,000; skylight $300–$700; leak $300–$1,100 | 2025 published cost surveys (HomeGuide, Fixr, Angi) |
| Minimum charge | $250 | Typical service-call minimum |
| Extra repairs on one visit | 70% each | Estimating practice |
| Access | pitch 1.0 / 1.3 / 1.6; storeys 1.1 / 1.25 | Estimating practice |

The calculator does not diagnose leaks, price interior damage or include storm-damage insurance processes. The repair or replace guide covers the signs that a roof is done.
Two worked examples
Resealing one flashing
One flashing location, walkable, one storey.
- Survey range $200 to $500; minimum $250 applies at the low end
- Estimate: $250 to $500
Three pipe boots on a steep two-storey roof
- Units: 1 + 2 × 0.7 = 2.4; access × 1.43
- Estimate: $515 to $1,030
Where to find your inputs
Repair. From the roofer’s inspection or what you can see from the ground with binoculars.
Pitch and storeys. From the house.
Minimum charge. Ask the roofer.
Common mistakes
- Assuming the leak is above the stain. Water travels.
- Repairing a worn-out roof repeatedly. Compare with replacement.
- Caulk as a repair. Sealant is temporary.
- Mismatched shingles. Keep spares from the original lot.
- Climbing to look. Use binoculars or hire an inspection.
- Ignoring the minimum. Bundle repairs into one visit.
Questions people ask
- How much does it cost to fix a roof leak?
- Published 2025 figures run about $300 to $1,100 to find and fix a typical leak, depending on the cause; resealing flashing is $200 to $500 and replacing a pipe boot $150 to $300. Steep or high roofs cost more to reach.
- How much to replace a few shingles?
- About $150 to $400 for a patch up to 100 square feet in 2025 surveys, but most roofers have a minimum charge of $200 to $300 for any visit, so a few shingles cost the minimum.
- How much does chimney flashing repair cost?
- Roughly $400 to $1,200 to reflash a chimney, more if it needs a cricket (required by code for chimneys over 30 inches wide) or masonry work for the counter flashing.
- Is it cheaper to fix several things on one visit?
- Usually: the trip, the ladder and setup are paid once. The calculator prices each extra repair of the same kind at 70 percent of the first.
- Should I repair or replace?
- Compare the repair cost per year of extra life with a new roof's cost per year. The lifespan calculator does both sums; the repair-or-replace guide explains the signs.
- Does insurance pay for roof repairs?
- That depends on your policy and the cause; read it, and talk to your insurer. This site gives no insurance advice.
